Kings Landing Unawatuna

Not many comments and definitely recommended. There are some minor comments. The view at the back is not nice, it is a backyard where construction is taking place. If you like a romantic style, you won't like the polished concrete floors and black pillars. There is also little parking space at the hotel.
They do serve breakfast, but not dinner.

Had a great stay. Very nice room, good bed, huge bathroom. Also nice that they thought about little things: there were umbrella's, beach towels, beach hats and a beach bag in the room. And a drying rack in the bathroom for our surf clothes. But the best part was the staff, they were just the sweetest and made sure that we lacked nothing. We booked for 2 nights but ended up staying 4.

I am very glad that we got to this hotel! Stayed here for a week. It is very close to the beach, on arrival we were treated to a welcome drink (two coconuts). We didn't have breakfast so I can't comment. The hotel has 4 rooms, one of them with a swimming pool, upper floors with a balcony. We had a gorgeous view of the jungle, in the morning I drank coffee and listened to the sounds of nature - ideality. Each balcony has a table, two soft chairs and a cocoon chair. Replenished water regularly, coffee, tea. Beach towels are also available. A chic spacious bathroom with a rain shower, where you can wash together. Pleasant staff, very friendly, opened the doors for us from the hotel every time we left / came. The room also has an ashtray, different types of glasses, mugs, lighter, knife, fork, spoon. Air conditioning, fan, TV, mosquito repellant. I also really liked the presence in each room of bathrobes, two straw hats and a wicker bag for the beach! Cleaning daily.
The owner has a cafe on the beach, next to the hotel - called Hot Rock, it does not take 10% for service and comfortable sunbeds.

Well, everything about it is wonderful! Small, cozy, clean and modern guest house. Located a little further from the noisy Unawatuna, this makes it very quiet and comfortable. We had a room with a stunning bathroom and a private pool. Just dump head! Waking up in the morning and immediately diving into the pool is a dream! 3-5 minutes to the beach along a shady, picturesque path. Breakfast is standard European, but very tasty and filling. And the guys at the reception are just Fixies - Any whim. WiFi is flying. The advantages can be described endlessly. One small wish for the owner - he needs a clothes dryer.
Summary: I definitely recommend it, we will definitely go back there ourselves.

A well maintained hotel. Both owner and the staff is really friendly. 2 min walking distance from the beach. There is also a private pool in one room.
There is a 15A wall socket, if you want to get your EV car charged. Bathroom is the biggest I have seen in any hotel in Sri Lanka.

Don't go there under any circumstances! They steal your property from your room. In my case they stole 200$. Beware of this place

Kings Landing Unawatuna is a small cozy hotel which is opened recently. The hotel is clean and it has been maintained properly with care. The staff is friendly and very helpful. The rooms are cozy & clean. Bathrooms are huge and each room has an attached one. The property also has a small swimming pool. There is a food menu where you can order from. Parking is bit of an issue, where you can only park 2 vehicles at the property. Overall, the hotel is reasonable for the amount you pay.

The price of these rooms are so reasonable. The staff are so warm and leaving you wanting for nothing - only a few issue: I assume the hotel is new as no signage and it was difficult for our driver to find. The shower would only stay on the rain setting and it would pop off at times too. Rooms have a bit of a damp feel but we did visit during monsoon. Our garden view actually exposed our room to the front entrance so if we lifted the blinds anyone could see directly into our room and straight at the bed.

Otherwise nice stay and a peaceful rest.
