Excellent guest house. For the price it's just great. This is a guest house, do not expect a luxury hotel from this place. A good place to experience Sri Lanka. Wildlife, traditional Sri Lankan breakfasts, atmosphere. Breakfasts may seem monotonous to you, but this is a local tradition. Eggs in various forms, flatbreads, pancakes, toast, fruit. Everything is delicious. The owner Nalaka is very friendly. It is clear that he cares about his work with all his heart. Fulfills all requests. He prepared sandwiches for us on the road when we went on early excursions and to the airport. The rooms are cleaned upon request. They also kindly provided us with all the adapters for the sockets, but we also took with us a surge protector for 6 sockets to charge everything. The air conditioner works great.
In general, there are no complaints about the house at all, considering how it positions itself. The family atmosphere and soul of Sri Lanka is right here. Who needs all inclusive, buffets, luxury decoration, etc. - you should go to Aralia, which is nearby.
You can also order a traditional dinner or lunch from Nalaka, I have attached his photo. We ate to capacity and for a very modest price.

I stayed with my husband for 10 days in this guest house. Decent, kind owner. It is immediately obvious from the man that he likes his work. The name of the owner is Nalak, he lives with his family on the ground floor. His wife and children are also good. The whole family is friendly and the people themselves are good-natured, always ready to help. On the day of check-in, the owner told, showed that where he was in the room. He gave his contact on WhatsApp and asked me to write on any issue. There was a problem with the serviceability of the toilet - the owner was informed and he immediately repaired it. Cleaning was asked - on the same day they cleaned the room. We talked mostly in English, but the owner said that he was also learning Russian, since most of the guests were Russian)
The rooms are tired, but everything you need was, we lived in a room with air conditioning + fan. The bed is comfortable. There are only 7 rooms on 4 floors of the house, so we did not hear other neighbors.
The guest house is suitable for those who mainly spend time actively on walks, the beach or excursions. To return to the room to lie down calmly to rest, spend the night and have breakfast.
There are small ants, mostly in the bathroom, we got used to them and they did not interfere. And small geckos, which also run along the walls in the bathroom at night and are themselves afraid of a person. At the neighbors on the fourth floor monkeys jumped on the roof and came to the balcony, you can feed them. We lived on the second and did not come to us.
I recommend the guest house for unpretentious people, active travelers.

This is terrible, there are a lot of them, God forbid you leave something on the table or bed. I hid everything in the refrigerator.
Breakfast was the same every day:
-two eggs
-fruits (banana, papaya slice, watermelon)
- two toasts with jam
I didn’t go there anymore, I was tired of eating just eggs!

There are many shops nearby.
I went to buy fruit twice on the way to the beach (as you exit immediately to the left, then to the left again), there will be tents along the way, in one there is a man selling, DO NOT take it from him, it’s expensive there. I then found a cool place, as you exit the hotel to the right, walk along the main road for about 10 minutes, there will be a tent on the left side, and there is also a liquor store nearby. Get your fruit there! Very nice guys, they let you try and they are cheap.

Sea
At the beginning of May there were very big waves, it was difficult to swim. There is a place next to the “sun set colony…” cafe, right opposite the sea with almost no waves. (And the pizzas here are very tasty)
It was very cool in Mirissa, there were almost no waves, if you go further to coconut beach (there is a cool small beach there) I went there by bus 350

Starting from May, they have no season, so many cafes start working very late, from about 12 noon.

If you ride a tuk tuk, know that 1 km is approximately 100 rupees, bargain, if they don’t lower the price, wait another day, they will get impudent.

In general, everything was very good, with the exception of minor troubles in the form of ants (and other living creatures) and breakfast.

I paid, the reservation confirmation arrived, and upon arrival, when I found out that it was only for one night, she said that there were no places. Although all of Unawatuna is empty, it is the end of May. Now we are sitting in the middle of the night, looking for an overnight stay. I understand that I’m too lazy to clean up after one night’s stay, but why then put an instant confirmation? ! And yes, it is very difficult to find, look for an inconspicuous sign, the guest house is located in the depths behind the gate.

Nice and friendly owner and his family. All requests were resolved promptly. The breakfasts are delicious, we liked: eggs, fruits, delicious butter, toast, tea / coffee, jam; service is unobtrusive. We did not ask for cleaning, we managed on our own, as we only came to spend the night. In general, I recommend. Located not close to the beach (10 minutes), but close to shops, promenade. Take an adapter with you!

This is not exactly a hotel, a guest house. The first floor is occupied by the owner's family, floors 2-4 are for guests. We vacationed in February 2023. We paid for a room with a balcony, but they gave us one without, the owner apologized profusely that there were no rooms with a balcony available, keep this in mind when booking. The room has a large canopy bed, a second single bed, a refrigerator, a safe, a cabinet, a chair and a table made of boards and covered with something like a tablecloth. We brought two chairs from the common balcony and sat in the room in the evening. Breakfast and cleaning upon request. There is always hot water, the pressure is good, the air conditioner and fan work perfectly, but the lights were turned off every day from 16.30 to 17.30, give or take. We didn’t really like the location, since there is no way to get around the crazy road, only along it in any direction. There are shops and a European coffee shop nearby, an alcohol market about 800 meters away.along the road to the right, it’s also not far. A huge minus is the ants in the room, it’s just disgusting, if you leave something edible for even 5 minutes, that’s it, throw it away.

Tired furniture, waste smells on the first floor

One of the best boutique guesthouse in unawatuna. Best family basis place and owners are super friendly. Food and other services are excellent. Highly recommended for everyone who like to have peaceful stay at unawatuna.

I did not like this place because of the noisy roads and the dirty breakfast place. The breakfast itself needs a long wait. The room was clean.

The rooms (and bathroom) are very spacious and clean, air-conditioned, with its own balcony. Though it's just off the main road, it's very quiet and has great view from the balcony, surrounded by greenery. The owners are very pleasant, friendly, and helpful with customer's needs.
