Location & view is superb. Rooms average. Service is terrible.
If you want to spend some quality time at Hiriketiya beach, and looking for bed just to have some nap, this is ideal.
View from the balcony is fabulous.

Well, this could be nice hotel, but it is not. It needs much better maintainace, much equipment is dirty or broken.
Staff is friendly, but they are simply not doing their job well. Many of them do not understand simple requests.
Beach nearby is beautiful.
