Be careful about overbooking.
The night before my stay, I was shocked to receive a call saying that the room was no longer available due to overbooking. What's more, this was in response to a message I sent regarding tomorrow's check-in time. I was horrified to think that if I had arrived at the venue without contacting them in advance, I might have been told on the spot that they were overbooked and couldn't accommodate me. Furthermore, although this was my mistake, I noticed the email early in the morning, so I became impatient. The accommodation fee had already been paid.
After quickly finding another accommodation, I explained the situation to Agoda and requested a refund of the accommodation fee. During that time, I received a message from the Guess House saying, ``You can stay the night. We'll be waiting for you. '' However, I had already booked an accommodation where cancellations were not possible, and if I suddenly couldn't stay, my attitude would change all the time. I couldn't trust the hostel and refused. Through agoda of course.
If you have booked this accommodation, we strongly recommend that you double-check your reservation a few days before your stay.

Greatest value for your money, big and delicious breakfast. Close to Ancient City and the owner will give you advice how to navigate there by yourself.
If you have any leftovers from breakfast (and you will, because it’s a lot of good food!) he will pack it for you for later.
Big plus is free washing machine!

Had the pleasure of staying at this guest house some time back through an online booking. The owner is very nice, friendly and even offered good tips for visiting less-popular attractions. Though the rooms need being upgraded, we thought it was worth the price.

Nice Location, calm place and very close to polonnaruwa railway station and bus stand. The owner was very kind and he clearly explanation how we access for places can we visit in polonnaruwa. Concessionary prices for room charges.

We felt very happy to have stumbled upon Luxman Guest House for our visit of Polonnaruwa, that we chose for its proximity to the railway station. Luxman welcomed us and made us feel at home; he also kindly provided us with good bicycles to visit the ancient city, free of charge!
The facilities are a little old, but everything is in working order. Luxman will recommend you try the delicious rice and curry restaurant next door and will be available for a nice chat and advice on what to do in the area.
Thank you again for a wonderful stay! We will be back if ever in the area again:)

Luxman is a grate owner! His guest house is in a quiet place, and him have gived us lot of good tips for place to eat and visit. Luxman guest house is the best place that you can find here

Good Facilities with fast wifi connection, double spring mattress, washing machine, 5 tv's, bread roster, iron etc.

This is great place to stau few days. Mr. Luxman is very friendly. Rooms are basic but very clean. And this is the best place you can get for the amount you pay. Great place recommend for anyone who's visiting polonnaruwa.

Very nice and helpful owner. The Rooms were clean and had AC and hot water. For the price it was perfect. Also the owner made a really good breakfast for us, which was also quite cheap. He was also one of the few Sri Lankans who asked me several times if I am aware that I pay to much, when I wanted to tip him for his great hospitality.

Price is really worth the accommodation. Basic but ok rooms, quick WiFi (for the first time in Sri Lanka, I guess) and free of charge laundry cleaning possibilities, bicycles, tea and coffee and cool water. The host is very friendly and honest, someone with whom you can (and will) chatter about everything. He even guided our way to a nice place to have breakfast. For the budget travellers: search no further.

I sincerely hope all guesthouse in the world would be like this one. The owner is so kind and thoughtful and helpful, he almost prepares everything for his guests (as written in the other comments ）. The room is tidy and clean. I didn't know the guesthouse could provide meals so I brought food from outside. When the owner saw me and brought me the whole set of dinnerware. So heartwarming.
